No roof is meant to last forever, and no matter how well it was built and installed, it is only natural for it to accumulate damage over time. Many roofing problems can be easily fixed with a simple repair, but what are the instances where replacing the entire roof is a more practical solution? Dynamic Roofing Concepts Inc. cites them below.
- The roof is old. If your roof is approaching the end of its service life—about 20 to 30 years for an asphalt shingle roof—it may be time to call for a replacement. Even the highest quality roof that is regularly maintained is bound to meet its end, and the longer you put off its replacement, the more often you will find yourself carrying out quick repairs here and there.
- The roof is sagging. A sagging roof is a telltale sign you need a replacement roof as soon as possible. Excessive loads from snow, ice, wind and roofing components can weaken the structure of your roof and cause it to sag. Once a portion of your roof has started to sink, the damage will only get worse and more expensive to perform roof repair on. Unlike other forms of damage, like a leaking ceiling, a sagging roof can be hazardous to the residents after a short while.
- The roof is curling. Shingles curl in two ways: cupping and clawing. The former occurs when the edges of the shingles turn upward, while the latter is when the middle swells out and edges stay flat. Neither is less alarming than the other one. If you notice that some shingles are starting to curl, whether due to normal wear and tear or poor maintenance, you may be able to replace the affected shingles with new ones. If the damage is extensive, however, you may need a whole new roof.
